How to design a data centre around the power your site actually has

Short answer: confirm the firm supply your site can get and when, take off what the building and cooling will use, and design IT capacity in phases that match that power. Then plan how to add more. Doing it the other way round, picking a megawatt number and hoping the grid catches up, risks stranding capital while you wait for grid capacity.

Why this matters now

Data centres cluster. The IEA notes that nearly half of US data centre capacity sits in five regional clusters, and the local impact is far bigger than the global share suggests (IEA). The IEA also points out that a data centre can be built in two to three years while grid infrastructure takes longer (IEA). Power is often the longest lead item.

The steps

1. Get the real number. Not the requested capacity, the firm capacity the utility will commit to, with dates. Ask what's interruptible.
2. Size for the peak, not the average. The connection has to carry IT plus cooling and losses on the hottest design day, and in the Gulf that is well above the annual average. For reference only, the 2025 global average PUE of 1.54 (Uptime) means about 35% of energy goes to non-IT loads. Better cooling design gives you more IT from the same connection.
3. Phase it. Design the first phase to what you can power on day one. Leave space, pathways and structure for the next.
4. Plan the bridge. On-site generation can cover a sustained gap, with its own permits, fuel and maintenance. Storage mainly helps with peaks and ride-through. Decide early whether the bridge is temporary or permanent.
5. Keep one owner for design and delivery. That's how we work: the team that draws it stays responsible for building it, so design changes don't fall between two contracts.
